Stalking Your New Neighbourhood

Thinking of buying a home?  Moving to a new neighbourhood is very exciting! However, there are also the unknown factors.  Who will your new neighbours be?  Is it quiet?  How is the crime? Etc.

 

Here is what we recommend our clients do when they are interested in a home.

 

Stalk your prospective home!! Drive by in the morning when people are likely to be heading out for work.  Drive by around lunchtime, then again around 5.00 p.m. and of course later in the evening and on the weekends when people are home.


Here is what else to do:

 

Street charm?

 

How are the neighbours’ homes? Are you moving in next to "The Burbs"?  Houses that aren’t kept up can either signal an area full of renters or a town on the decline. You want your neighbours to have pride of ownership so your home value increases.

 

Who is out and about?

 

Do people spend time outside? Are there people walking their dogs or babies?  Do you feel comfortable saying hi to anyone?  How is it at night?  A cute neighbourhood can look a lot different at night. Walk or drive around the neighbourhood when the sun goes down. Is it quiet? Are there tons of cars parked on the street?

 

Who are my future neighbours?

 

Make sure that you can also take a trip during a weekend, because that’s when people are more likely going to be out and about. Check out the local grocery store to get a feel for the neighbours. If there’s a restaurant or coffee shop close by go check it out.

 

Safe and sound?

 

Call the local police! Tell them you are interested in a home and what street it is on and ask about the crime! Ask what kind of calls they get.   You want to do all you can to ensure you are moving into a safe neighbourhood.

 

How long is my drive?

 

Route your work commute, the drive to take the kids to school at prime time and see how long it takes you to get there from your brand new home.

 

Remember, this will be your new home for hopefully quite some time.  Make sure you check out any prospective new neighbourhoods, to make sure you and your family will be happy and safe.
